Built in 1929 by the famous Captain Carić and his Italian wife Donna Paola, for whom the villa is named, is a peaceful paradise for the sophisticated and mature traveler. The villa is surrounded its own beautiful traditional Dubrovnik garden and offers ample outdoor space from which to enjoy in the perfect views, as well as a sizeable private swimming pool (12 by 3 meters), the closest pool to the city walls. The newly refurbished inside spaces offer a luxurious lifestyle with beautiful open plan kitchen, dining and living areas, with stunning French doors opening onto the terrace and swimming pool area offering ample light throughout the whole property.

The present owner, a well known architect, refurbished the villa to the highest standards, with an airy mix of staple contemporary pieces and original antique furnishings belonging to the villa. Important works of famous Croatian artists, both modern and classic, adorn the walls all throughout the property, making it truly exceptional. The tasteful combination of “old meets new”, with design pieces by Mies Van der Rohe, Alvar Aalto, Ron Arad and century old tapestries and original handwritten cooking recipes of Donna Paola herself, as well as an Art Deco fireplace and lamps will make even the most discerning guests feel the magic that surrounds them.

On the ground floor is a mirrored entrance hall, leading to a large living room with an open space and modern fully equipped kitchen and dining area. Three large French doors open onto a terrace facing the pool and looking over the Dubrovnik city walls. The ground floor also has a double bedroom and a bathroom as well as a separate guest WC.

The villa’s original stone staircase, by the entrance hall, leads to the first floor which is compromised of a large, modern and airy master bedroom with an en-suite bathroom. This master bedroom has two beautiful south facing windows that overlook the garden and swimming pool area of the villa, as well as the sea and the old city walls of Dubrovnik. The first floor has an additional two double bedrooms, both elegantly decorated with modern and antique furnishings as well as art, overlooking the inner courtyard of the villa as well as the garden and old city walls of Dubrovnik. These additional two bedrooms are serviced by their own large marble bathroom. All four bedrooms as well as the living room have UHD Smart TV’s. The guests can enjoy quiet and elegant outside living and alfresco dining on two terraces, both shaded from the sun, the one with a retractable tent. On the third terrace the guests can enjoy sunbathing on sun beds, surrounded by wild orange trees, thick laurel shrubs, rosemary and myrtle, while taking cooling plunges in the extraordinary swimming pool, all with breathtaking views of Dubrovnik’s old city walls.

Our History

Captain Ćiro Carić & his Italian wife Donna Paola built this unique villa reflecting both Dubrovnik’s tradition and Austro-Hungarian architecture of the time. The villa was later purchased by an important Austrian architect who adapted it to life in the modern era while respecting its history.
